While each project is unique, some common strategies include salvaging fixtures, furniture, and design elements where feasible to maximize resource and cost savings.

The Denny Regrade mixed-use district illustrates many aspects of Graphite’s sustainable practice, but also showcases our ability to understand sustainable retail. The Regrade delivers retail goods and services where the community lives and works. From home goods, food and beverage, to clothing, and groceries. Customers arrive by foot, bike, or transit; they shop and generate an economy built on lower emissions and urban vibrancy. In this mixed-use district customers arrive throughout the day, providing 24/7/365 activation, and create the economic opportunity for successful retail.

When designing mixed-use buildings, we limit the need for tenants to deconstruct or create waste from the existing shell provided. Our retail expertise allows us to deliver spaces that save resources and occupy energy efficient spaces. Utilities are placed based on our experience with a variety of retail clients, and we know what it takes to finish a retail build-out. This inside knowledge allows us to deliver a shelled space that streamlines delivery, limits waste, shares resources, and creates economic value.
